Job Overview:
A London Local Authority is seeking a skilled and experienced Building Surveyor/Property Surveyor to join their team on a contract basis. This role will focus on managing repairs and cyclical maintenance across a diverse portfolio of properties, ensuring high standards of service delivery and compliance with health and safety regulations.
Key Responsibilities:
- Collaborate with the Area Repairs Manager to develop systems for regular inspections of external and communal areas, identifying the need for reactive repairs and maintenance.
- Manage the local delivery of the repairs term partnering contract, ensuring all work complies with contractual requirements and quality standards.
- Provide technical support to the housing team, ensuring that works are programmed and completed based on urgency and priority.
- Ensure the Council’s Health & Safety Policy is fully implemented for residents, staff, and contractors, offering expert advice on health and safety law as it applies to construction.
- Provide leadership within the housing portfolio, working collaboratively with Members, stakeholders, and partners to meet the council’s objectives.
- Oversee and ensure that all reactive repairs are carried out to a high standard, and that service delivery meets contract expectations.
- Effectively manage complaints and resolve disrepair claims, ensuring issues are thoroughly documented.
- Conduct post inspections of building structures, resident in-dwelling repairs, communal areas, and estate grounds.
- Excellent understanding of building pathology.
- Minimum of 5 years’ experience in responsive repairs, ideally within a housing environment.
- Strong customer service and communication skills.
- Methodical, reliable, and detail-oriented.
- Strong problem-solving ability, with the capacity to identify and resolve issues quickly.
- Good literacy and numeracy skills to manage reports and documentation accurately.
- Proven ability to work collaboratively with internal and external teams.
